Although Vals NSW does not conduct mortgage valuations, we believe our clients deserve to be well-informed about all aspects of property assessment, and we take pride in offering reliable general advice.
Mortgage valuations are performed to determine the current market value of a property for a bank or financial institution as security for a loan or mortgage. In most cases, you’ll require a mortgage valuation when buying a property (see pre-sale/pre-purchase valuations) or refinancing. Your lender will arrange mortgage valuations for residential, commercial, industrial, and development properties across the Sydney metropolitan and rural areas of NSW, using a valuer from their accredited panel.
Your mortgage valuation report will include a description of the property, its condition, a definition of market value, the interest being valued, compliance statements, and detailed information the valuer may rely on—such as tenancy/lease details and plans. The report will also compare the property to similar, recently sold properties in the area. For income-producing properties, like commercial or industrial assets, the valuer may also apply the capitalization of net income approach to ensure an accurate fair market value.
It’s worth noting that bank valuers tend to be conservative, as their assessments prioritize the bank’s interests. This is a key distinction between a bank valuer and Vals NSW. As a fully independent firm, we provide valuation reports that reflect a fair market value without any conflict of interest.
