What exactly is retrospective or back dated valuation?

A retrospective or back dated valuation is based on the market conditions at a certain point in time. The value of a property at a certain point in time is based on the market in the subject suburb, the condition of the property at that time, comparable sales in the area, the accommodation, and the zoning of the property.

We complete retrospective/back dated valuations for several reasons, with the most common reason for a retrospective valuation being for Capital Gains Tax calculation, however, we also complete retrospective valuations for unique reasons such as compensation or insurance purposes for when a property has acquired damage in the past.
